Terms & Conditions

When purchasing a property with your provided conveyancer, your Conveyancing Search Pack includes:
Regulated Local Authority Search, Regulated Drainage & Water Searches, Environmental Searches. Depending on the area in which you are purchasing your property, other recommended searches may be required, but this will be advised at the point of instruction by your conveyancer or search provider. All search areas are up to 200m from the property for a standard residential property if a wider area search is required, we shall advise.
 
All solicitors or licensed conveyancers who provide illustrations and quotations through The Convey Hub website have signed a contract with The Convey Hub to commit to providing the highest levels of service and totally transparent illustrations. If any additional work is required because of a request from your lender or due to the geographical location of the property in question (which could not have been foreseen at the time of providing an illustration) then this work will be discussed with you first.
 
The quote provided is an estimate based on the information you have provided at the time of quotation.
The price for the legal work assumes that this will not prove to be substantially more complex than would normally be expected on a residential sale, purchase, or remortgage. If for example there are defects in title or other significant problems of a time-consuming nature, your chosen solicitor or licensed conveyancer, will inform you in writing of the estimated cost of this additional work with a view to agreeing an amended charge with you.
 
Some mortgage providers / lenders will insist upon a full official Local Authority Search for some conveyancing transactions and may also insist on additional due diligence and legal work to be carried out on their behalf, due to the mortgage product you have selected with them. If this is the case for your conveyancing transaction, your chosen solicitor or licensed conveyancer will discuss this with you and will inform you of the additional fees that the lender is going to charge.
 
If your transaction involves a leasehold property, there may be an additional charge for a "leasehold management pack" if required. This cost cannot be confirmed, until enquiries are raised with the freehold owner / landlord.
 
If your transaction involves a remortgage of a property and a quote has been provided for a no search indemnity, this fee is estimated and will be dependent on the property / remortgage value.


Land Registry Fees are calculated and quoted as online submission to HMLR. If the solicitor or conveyancer is unable to perform online submission to HMLR OR this is a first registration for the property, then additional fees will apply.
In such cases you will be informed in writing of the additional costs by your chosen solicitor or licensed conveyancer.


The SRA Standards and Regulations 2019 is published by the Solicitor Regulations Authority. They Convey Hub comply with, and are subject to, the SRA Standards and Regulations 2019. The Convey Hub will ensure that any referral they make will be to an independent professional from whom you will receive impartial and confidential advice.
